I would strongly recommend that you try to apply for an actual mortgage in this case. Due to the fact that there is a farm house on the land, you should be able to get approved. You could try and find an independent broker to handle the loan and then inform the realtor to proceed with negotiations. The realtor (under normal circumstances) can not enforce the type of loan, and he/she should be very happy to sell their property. 

I&#039;ve said it before, but I will say it again. I am trying to gather some good companies/lenders so that I can refer you to them. It really hurts me that people are having such a hard time finding good and honest lenders these days, so I am hoping to have this up and running within a week or two from now.

		<description>there&#039;s an old farm house on an acre of land i see everyday on my way to work that is now for sale...i called the realtor and was told the house is uninhabitable (no heat, poor electric, but has water/septic) the realtor says because the house is uninhabitable they are selling the lot/house as a land loan.  i have excellent credit (785), not much to use as a down payment but still can&#039;t qualify for the land loan.  what are my alternatives other than waiting 4-6 months to come up with a better down payment?  the realtor and broker we were talking to about loans said they could easily get me a loan for a much more expensive house.

Is there a way to do a minimal improvement construction loan/land purchase in one loan from the bank so that the house is livable and the bank is happy they have collateral?  my wife and i have no plans to move in immediately as it will be a very extensive remodel.</description>
